5 Tips for Finding a Real Estate AgentAre you thinking of selling your house? Finding the right realtor is very important. A friend of ours interviewed several real estate agents and based on her research has 5 tips for finding a real estate agent.

She tells us the first agent that came to her house was young and very tuned in to the new real estate marketing technology. That to her was a good trait to have: Ability to use the internet to sell our house. He had an iPad slide show that outlined how he would market the house to other real estate agents and to prospective home buyers.

Another trait of a good agent is likeability. She liked this young man right off. You might want to like the agent. You will spend considerable time with an agent either viewing properties or talking about the selling process. It helps if you get along.

A third trait is experience. Does the agent know your area: the schools, the shopping, and the walking areas, and the neighborhood in general? If he/she does not know the area, how can they convince buyers to move here? Experience also means have they been selling or listing homes in your area? How long have they been in the real estate business? Youth and exuberance is wonderful, but experience may trump all. You decide when you interview agents.

A fourth trait to look for is availability. She interviewed an agent who suggested putting the house up for sale by the first week in December to take advantage of lack of supply during the holiday season. One problem, he would be on vacation until after the first of the year, but his assistant could reliably handle everything in his absence. Maybe he could, maybe not. She decided not.

Availability can also mean by phone. Nothing can be more frustrating than not being able to reach your agent with important questions. The agent should be available by phone, text, and email. By the way, that does not mean that your agent should be available at all hours of the day or night. It means your agent calls you back within a reasonable period of time.

Finally, a proven track record and happy clients. Ask for references. Give those sellers and buyers a call.  She found an agent who was positive, told her to sell in the first week of December, suggested a price based on comparisons in her neighborhood, told her that staging the house was very important, and had professional photos taken. Her agent was right. The house sold in two days for more than she was asking. Job well done!
